GLADDEN v. COMM'R OF INTERNAL REVENUE, 00-70081
Where a purchaser pays a premium for land based on a realistic expectation that water rights will attach to the land in the future, the purchaser may, upon the sale of the later acquired water rights, claim a cost equal to that of the premium.
