KOJIMA v. GRANDOTE INT'L LTD. LIAB. CO., 99-1127

In a dispute over disposition of property, state law and not foreign bankruptcy law applies where the property is located in state, the tax sale was conducted for failure to pay state taxes, most of the agreements related to the property were executed in state, and there has been extensive litigation in state courts to determine the owner of the property.
