In a general contractor's suit against defendant for breach of contract to recover the remaining contract balance, the court of appeals' reversal of the trial court's judgment in favor of the contractor in holding that a lien release provision was a condition precedent and that the contractor failed to prove it complied with the lien-release provision, is reversed and the trial court's judgment reinstated as, the lien-release provision is a covenant, not a condition precedent to the contractor's recovery on the contract.
