In an action brought under the Residential Real Property Disclosure Act to recover a $10,000 earnest money deposit paid by the plaintiffs, judgment in favor of plaintiffs is affirmed where, if the seller of a property will not deliver the disclosure document prior to signing of the contract, the buyer is free at any time prior to the conveyance of the deed to terminate the contract and receive a full refund of any earnest money deposit paid.
