In the matter of the sale of a property that was part of the deceased's estate, the trial court's approval of the sale is affirmed over claims that the independent appraiser: 1) improperly based the valuation on the value of the building located on the subject property without including a valuation of the land; 2) did not compare any sales in the area that involved tear-downs and redevelopment; and 3) improperly reduced the fee-simple valuation of the building by outstanding multiyear leases.
