In a real estate broker's suit for breach of contract and breach of implied covenant of good faith seeking a commission pursuant to an exclusive sublease agreement to locate a tenant, summary judgment for defendant-lessee is reversed where, based on the undisputed facts and the parties' agreement, the broker was entitled to its commission.
