Reversing the recognition of an equitable easement in the case of a disputed parcel of land laying between two farms, one of which was sold to a third party that was less easygoing about the use of the disputed land and holding that the farmers that remained had negligently encroached on the parcel when they planted pistachio trees and installed an irrigation system before resolving the dispute.
