Petition for writ of mandate by petitioner-unit owners to require superior court to permit them to introduce evidence related to the value of the construction contract in suit brought against them by a construction company to enforce a mechanic's lien, is granted, where: 1) the trial court's ruling precluding the evidence was predicated on an erroneous interpretation of Civil Code section 3123(a), which establishes the amount of a mechanic's lien; and 2) under the plain language of the statute, the amount of the mechanic's lien is the lesser of the reasonable value of its work, or the value of the construction contract.
