Petition for writ of mandate challenging trial court's order that denied petitioner-insured's motion to quash subpoena that sought confidential communications and documents protected by the attorney-client privilege or attorney work product doctrine is granted, where: 1) a tripartite attorney-client relationship arises when a title insurer retains counsel to prosecute an action on behalf of the insured pursuant to the title policy; 2) Confidential communications between title insurer and counsel hired by insurer to protect petitioner-insured's title, are protected from disclosure by the attorney-client privilege, and 3) petitioner-insured has established it will suffer irreparable injury unless grant extraordinary relief is granted.
