In a suit under the Mobilehome Residency Law (MRL), Civil Code section 798 et seq. against a mobilehome park owner, who appeals a judgment for damages against it measured by the difference between the rent charged by the park and the rent allowed by city ordinance, the trial court's ruling in favor of plaintiff is affirmed where plaintiff's mobilehome space is not exempt from rent control under section 798.21(f)(2), as the exemption does not require a showing that there is an actual prospective bona fide purchaser, and it only requires a showing that the homeowner is making an active good faith effort to sell the mobilehome to bona fide purchasers.
