CALIFORNIA NAT'L BANK v. HAVIS, B167152

Summary judgment in favor of defendants is reversed where plaintiff's letter informing an escrow agent that it had received "payoff funds" does not meet the statutory requirements of a payoff demand statement, and there exists triable issues of fact as to whether the parties could reasonably have relied on the letter to close escrow.
