A lender was entitled to 1) receive and control disbursement of earthquake insurance proceeds, under the assignment provision of a deed of trust, and 2) apply the funds to secured debt, or release the funds to the owner, under the provision enabling the lender to use proceeds it receives pursuant to the deed of trust to repair the property.
