ORDER

Appellants appeal the judgment of the Circuit Court of Cass County, Probate Division, ordering Appellants return $50,000 to the estate of Evelyn Wooliver, which Appellants had retained pursuant to a life estate purchase agreement between Evelyn Wooliver and the owner of the home in which she lived. Appellants argue the probate court misapplied the law in finding that the life estate purchase agreement required the payment of rent by Decedent prior to its execution. We find the probate court did not err in ordering Appellants return the funds to Decedent's estate and affirm the judgment of the probate court. Because a published opinion would have no precedential value, we have instead provided a memorandum of law to the parties. Rule 84.16(b).
