FREEDOM MORTGAGE CORPORATION, Respondent, v. Joann BOSTON, Appellant.
ORDER
Freedom Mortgage Corporation holds a deed of trust on real property in Raytown. An earlier conveyance in the property's chain of title failed to indicate whether the conveyance's grantor was married. Due to the lack of clarity concerning the potential marital rights of an unnamed spouse, Freedom Mortgage filed a petition in the Circuit Court of Jackson County to quiet title to the property. Freedom Mortgage requested that the circuit court declare that the property was held in fee simple by Joann Boston and T.M.N., both single persons, subject to Freedom Mortgage's first-priority lien interest. The circuit court granted Freedom Mortgage's motion for summary judgment, and entered the declaratory relief Freedom Mortgage requested. Boston appeals. We affirm. Because a published opinion would have no precedential value, we have provided the parties with an unpublished memorandum setting forth the reasons for this order. Rule 84.16(b).
