The appellee's motion to dismiss is granted, and this appeal is dismissed. As it appears that the trial court has not resolved the appellant's counterclaim as to the “Alhambra” property, which is the subject of the order on appeal, that order is not a final order. See Fla. R. App. P. 9.110(k); Hargrove v. Meadows Dev. of Nw. Florida, Inc., 869 So. 2d 1275 (Fla. 1st DCA 2004). The court also concludes that the pending quiet-title claims defeat the finality of the order on appeal.
